@Brittany Baker I'm funding my own deals too, but the Burr method is a great way to scale. The one deal I did that bought me 3 units then I bought another 4 like 2 weeks later. Crazy. But when an opportunity comes you gotta jump on it!

@Alex Johnson If I were you, I would call her family members to let them know of the situation. Be calm and professional, politely let them know of her mental state and the living situations. You might even throw in giving her deposit back as a carrot if she leaves without any more problems. Let her know, she isn't happy, you aren't happy, here is your deposit back once she has moved. Pull up in a uhaul and byiiiieeeee. If she refuses to leave, then you might need to have a small house fire (only kidding) if you try my approach let me know!

@Nick Cooper there is a 6 month period where you cant refi however you can always do a heloc to repay your parents without all of the closing fees

@Matthew Stallings Stephanie is the owner of Resort Realty group and she knows san destin and miramar beach like the back of her hand which is a more desirable area . Give her a shout! if you want to invest in 30a it is blowing up I can send you to talk to Alice forester, she has been selling real estate forever.
