I can't compare it to Nancy's book as I haven't seen it, but I purchased the Landlord Accounting book a few years ago and regularly use it as a reference when I am doing things that don't happen every month like moving in a tenant and taking a security deposit, refunding a security deposit, buying a new property, doing a capital improvement, etc. It has been really helpful to go in and set up my accounts the same as the book with the numbering system as it makes it really easy to find which one I should be using when following the examples.

I use landlord locks instead.  You can replace the core of the lock in seconds and I have a master key for all of my properties.  I have cores that I can put in and then give keys to my contractors.  If I then want to lock the property up, I swap cores and the contractor key doesnt work any more.  I can the locks right in front of the tenant during lease signing and move in and they are usually impressed and like knowing that they are the only one besides myself that have keys.

Marc Hanson - you change the locks after you have a signed lease.

Adam F - yes, they are unsupervised going through the properties.
