@Brian Jones Welcome and congrats! I'm in a similar situation, I'm just getting started around the Kansas city area myself and looking into BRRRR and flipping as well.

@Thomas Long I considered that, but i don't want to have to keep moving my kids around to much, wanna try and keep it fairly stable for us

@Ray Evans so did you have 24k set for repairs and 6k for contingency or something like that? how did you get the 5000 for hvac,that program, past experience or did you get a quote? Can you explain more about the SOW reimbursement?

@Ray Evans ah gotcha, thats awesome. I was hoping to learn as much as I can and get some practice analyzing some deals and save up enough to get the first down payment and finance the rehab but I'm still trying to figure out my initial financing options

I would like to house hack, but I have a large family, I don't know if i could find somewhere big enough for all of us and other units to rent out.
