What information should I be looking for from them? Just ask information about the property to start to build a report, or are the other specifis i should be looking for?

Alright, that makes sense, is the repair cost calculator on BP good enough or is there for i will need to figure in for the repair costs?

For the 2 flips and 1 hold do you try to do that every time or just until you are holding so many properties?

@Kenneth Garrett How long does it usually take you to rehab whole working full time? I feel like self management would be better to start with and maybe hire someone down the road. Yeah that makes sense, I would probably stick to SFR and small multi-family to start with

@Moises R Cosme Good points, I haven't overly thought of partnering with someone, but I'm not opposed to it. That would probably help more with me being at work most of the time.

As far as relevant skills I'm an electrician, I do mostly commercial, but residential isn't to different.

What I want to accomplish: I would like to have more financial freedom, be more financially educated, leave more for my kids.

@Cordell Martin Thanks, I need to work on building some relationships in the area, just trying to learn more before I start. Is there any big signs you try and look for when screening tenants? What else would you consider to be non value adds?

Do you have a plan what you want every house to look like or do you go case by case as far as fixtures and colors and everything?

@Brandon Rush Have you had any major tenant problems, or is it more minor stuff? And did you get a property manager right away or wait until you had multiple properties?

What have you found to be the best starting strategies for someone who is working full time?

I have read the UBG and am trying to figure out what would work best for me, I was originally thinking about trying to start flipping but I don't know if I will have enough time. I am try to learn more about BRRRR currently.

What did you find to be the most effective method early on?

Are there any local meet ups, groups, or anything going on to start meeting people and continue trying to learn more about real estate investing?

I am currently reading the UBG and have Rich Dad Poor Dad on the way and will start reading this week, along with some other book I want to look into . I am also trying to browse around on Bigger Pockets. I would like to keep learning more and hear from others about their experience around the Kansas city area.
