Mike, 5% is a typical amount to set a side for maintenance but that is a function of your unique situation. I like Aaron's approach of keep some rainy day cash for some of the bigger ticket items. Also, depending on how long you have had your units, you could probably use history to determine a safe amount to keep for emergencies

Alexander, there seem to be many 'Californians' (if that's a word) on the BP site. I believe all of us at one point were in your shoes but we all eventually outgrew them and needed bigger shoes. Keep browsing the BP site, engage, participate and pretty soon, you will need to make another trip to the shoe store!

Carrie, under normal circumstances the lender is only concerned about the payments regardless of who occupies. The only condition I can think about is an FHA owner-occupied requirement

It is a matter of preference in terms of handling multiple accounts or a couple of accounts with a good spreadsheet or similar application. Another idea is to use alerts with internet banking that can serve as great prompts and reminders. Also like the idea of minimum balance in checking account since routing and account numbers are on every check issued...?
