@Alana Nevares

Hello Alana, Some properties I have a washer and dryer and some I don’t. It all depends on what the norm in your market is. For those properties I have them in, I buy new with a 5 year protection plan. If something goes wrong I give the tenant the protection plan i.d. and let the coordinate the repair.

Having them or not for me is based on the expectation of the market where your rental is located. If not needed, I don’t provide them.

Hello,

I’ve blindly been insuring my rental properties with the same insurance company I use for my personal home and auto. I need to dig in deeper to make sure I have adequate coverage. Ive been a buy and hold investor for 2 years now and have accumulated 5 sfh and 1 duplex. I’d really like to get your feedback on what is the right amount of personal liability insurance for rentals.

My current personal liability is 100k/300k per property. I’m looking at 500k per property with a million dollar umbrella. Is this enough, to much or to little?

Thank you!

Ryan

Good question, I’m not sure. I’ve only dealt with the loan officer at the North Ridgeville branch.

@CJ M. First Federal of Lakewood gave me a great quote for a cash out refi with no seasoning.

Who are your 2 lenders?

Thanks!

@Brian S. I just signed Sandstone up to manage my 4th property out of 5 that I own in Lorain County. I self manage one. They are really good. I appreciate their responsiveness and willingness to teach newer investors. Customer service is top notch from everyone I’ve worked with at Sandstone. PM me if you’d like more info. Good luck to you on your future real estate endeavors.
