Since learning that cash flow from real estate that was purchased from self-directed IRAs is taxed, and that I would not be able to claim depreciation on this property, what are the advantages to buying real estate with self-directed IRAs vs. other investment types like stocks and mutual funds?  

It seems like there are so many limitations to buying real estate with self-directed IRAs.  For those that do invest in real estate using this, what are your reasons?  Are there any benefits I may not be aware of here?

I just learned that when buying houses from Self-directed IRAs, we cannot depreciate?  Or receive any of the tax benefits.  Is this true?  If so, what are the advantages of buying real estate to stocks with IRAs?

Do I need to purchase all furnishings from the IRA? (I will make this an MTR, so I need to furnish all rooms).

I will soon be purchasing my first property with a self-directed IRA. Am I allowed to use personal funds to do rehab on it? Or does everything need to come from the IRA?

Thank you Lucia. This almost seems like a loophole, that I could buy a house which had multiple rooms per unit. But I understand the lot better now

You just described a rent by the room which would not classify a duplex as a commercial property. It is still considered residential since it is zoned as a duplex. 

Now if there is a bar, restaurant, retail, or other commercial use and its legal, then it could be considered commercial from a lending standpoint.

What is the exact criteria for residential versus commercial properties. My understanding is that residential is anywhere from 1 to 4 units. But what if some units have more than one room in them and I rent out each room two separate tenants? For example if I bought a duplex that had two bedrooms and one unit and three in the other for a total of five bedrooms... If I rent out each room to a different tenant would that make it a commercial property?

I live in an increasingly expensive market. What are the advantages of doing a BRRRR on an existing property vs. buying the land and building a new house from the ground up? For example, are there more tax deductions for doing a BRRRR? I can save alot of money by just building a new house.
