I'm a rookie investor wishing to make his first rental investment for the purposes of house hacking.  I live in Abilene, TX.  I'm looking for a tool that will allow me to view probate petitions or cases (after somebody in Taylor county has passed away), but the Taylor website charges money for each petition and also requires me to enter their names.  Also, all the online tools I've seen so far charge money for me to learn who owns a property after I enter the address.  I've been listening to BP podcasts for the past couple months, and I remember some of the speakers talk about a free property search tool.

Have any of you tried to find good deals by searching through probate case records?  How did you do it?  Do you have any advice for me that I can use to find good deals on duplexes, triplexes or quadplexes?

Quote from @Preston Dean:

Hi @Ryan Daulton

Are you looking to invest here in Fort Worth or Abilene. Sorry for the question but your location says Fort Worth but your post says Abilene.

I'm looking to invest in Abilene. I said fort Worth because that's the closest city I saw available to choose from

Hello everyone, I'm new to real estate investing in Abilene, TX.  (But I've been listening to BP podcasts the last 2 months and read all the Rich Dad, Poor Dad books).  I would like to begin by purchasing a duplex or else house hack.  My budget is $80k.  Looking for beginner advice and also how to network with others in my region because I would like to partner on some deals, especially starting out.  I do have a W2 job, so my real estate activity will be a side hustle for now.  Does anybody know of any real estate groups in Abilene, other than the groups for realtors?
