yes I agree. This is our first deal and  just wanted to make sure we did not get ourselves in too deep financialy and not be able to do the repairs.  I do think it's a good deal even at the price we offered so I also didn't not want to scare off the sellers but at the same time see if they are willing to work with us.  

  I am investing to gain long term wealth and try to build a flexible lifestyle.

is it ok to negotiate an "as is" home in a competitive market?   I am in contract with a duplex that needs maybe 10K more than I expected.  Should I see if the seller is willing to negotiate on the price? They have already been in contract once that feel though due to financing of buyer.   There are also no current renters as they moved out anticipating the the sell of the home with the first potential buyer.

@Tyler Delbert Thanks for your help and I must clarify  that I meant I was looking to buy our first investment property.  We do currently have a loan for our current home.  Is this program only for your first mortgage?

Hi I am looking to buy my first property in Columbus Ohio.  We are trying to focus on duplexes, but with our budget (about 150k) and the market we can not find anything in our price range that cash flows that does not needs a total rehab. I am happy to take on a rehab but  I have been calling banks to see if they provide rehab loans for a duplex and can not find any banks that do conventional mortgages that will give a rehab loan for a multifamily.  Does anyone know of a bank in Columbus that gives rehab loans to duplex properties?   Or any other options?   I did talked to a commercial lender who will but I am not sure and a little confused about the interest rates ballooning after 5 year. 

Any Help or suggestions would be much appreciated.

Hi Im new to BiggerPockets and real-estate investing in Columbus, Ohio.  I know I am a little late in the game here in Columbus but I am looking to get into either multifamily buy and rent and or single family buy fix and sell.  I currently have about 35k cash and have been approved by the bank for 200K but having a difficult time simply finding deal.   I am not set on a particular part of town but I have been focusing on both the near east, south, and west sides of downtown.  

I would love to connect with others and get some advice and get my first property going!
