Post: 5 months using RentRedi and I HATE it

With RentRedi you are reduced to talking to a "BOT" until an agent decides they want to chime in (still only on a chat window no phone numbers for RentRedit). Today was the final straw for me as I have come to realize you can not get a transaction report that shows a breakdown of deposits so I can show proof of rents received to my lenders. Appfolio is more expensive but after saving money for these past 5 months I have determined RentRedi could be free and I would pass. 


 RentRedi has some flaws for sure. I use it to manage my portfolio. Had several challenges with their bookkeeping after I had to make an adjustment to one of my monthly payments. I keep hearing great things about Tenant Cloud. Might be looking into that here soon.

Most people coming to Hinesville for work will likely stay in a hotel if they are using the Defense Travel System to book their travel. Moral of the story is I haven't seen much on the STR side of the market down there, your best bet is to make sure the numbers work as a LTR. Also Keep in mind the BHA rate for Hinesville, that drives a lot of renters decisions. I'm happy to talk to you about this in more depth.

@Brian Willie I agree with @Alex Chiapetta on the STR or MTR play. I've got my eyes on Hinesville for my next rental. I think a little creativity and capacity for risk could work around the BAH rates. I think using a company like PadSplit could be an interesting move or there is always the option to treat it similarly to a group lease. Could work if you had a few buddies wanting to live together or perhaps individuals in similar situations?

@Carlos Quiros I'm a Real Estate Agent and Buy/Hold Investor in Savannah, GA. I'm happy to share some resources from the local MLS about the crime if you want to connect. Truth is, shootings can happen anywhere and downtown environments are more prone to it due to the population size. Here is my phone #: 919-622-5298.

I started out with a property in the rural town of Wilson, NC with a rough downtown environment. I was nervous as well, but I encourage you to do your research, follow the real estate development news, and run the numbers. I don't regret my decision whatsoever, but that is my subjective opinion. Wilson is on the outskirts of Raleigh, NC and hugs the I95 corridor very similarly to Savannah, GA, although nowhere near the same size or prestige. However, the area is starting to expand and I'm seeing the area appreciate. Good news for me!

I will say this. Savannah's supply is constricted. At a high level, if you've been following the headlines around the Hyundai news, GPA Expansion, in addition to the Hospitality/Tourism sector, there is a good chance that there will be more demand in the area with the # of jobs expected. I'm here to help you form your own conclusions and I'd be happy to represent you if you need a like-minded investor-friendly agent.
