Hello all, 

I have been looking into the Gays Harbor County market at some small multi families and have noticed the cap rates are fairly high. Does anyone have any experience on this market? Is there a downside to the market that merits these returns? Would love to hear any words of wisdom as I am somewhat new to real estate and excited to get started but do not want to get in over my head ...thanks for the help

Hello fellow BP members. I am new the site but have been reading it for awhile now. I am from the seattle WA area and work construction. Trying to get started on long term hold properties and feel a good way to get started is with a turn key company but after reading several horror stories I have my concerns doing it. I just don't see any other way. Properties in my area really do t cash flow well which leaves me looking out of state but I do not want to do it alone. Does anyone have any advice or experience with this? Is there anyone from Washington? I would love an opportunity to grab coffe with someone that is already in the game. Thanks in advance and I look forward to becoming a part of the BP network
