Quote from @Christian Ehlers:

Some of that is just part of the business, potential tenants don't know what they don't know and some will be tire-kickers. However having your rental minimum requirements displayed prominently upfront will help weed some people out, not sure if that's something they are already doing?

Yes, that is something we do, but I'm definitely gonna take a look into how we can better convey that message of what the minimum requirements are. Thank you for your insight!

Very true Kerry! I'm referring mainly to leads that come in through my brokerages renting platform. Mainly individuals inquiring about rentals we have posted within Boston, but they rarely know all the things taken into consideration for their application and therefore I've been running into some dead ends while already in the process of helping them apply.

Hey BiggerPockets,

I have recently begun my journey into Rentals within Boston, MA. I am wondering how you and your team generate strong leads. Specifically, leads that meet the criteria for the application process. I've found that some individuals have unrealistic expectations that cannot be met, but I typically don't find this out till a little later in the process. What tactics do you use to combat this?

Hey BiggerPockets,

I have recently attained my Real Estate license and begun working as an agent. There is so much to learn and so many moving parts in this fast paced industry. I'm trying to learn as much as I can from more experienced agents and I am just wondering how you personally stay organized and efficient. Working with numerous clients can be difficult when time is of the essence. What helps you and what strategies do you use?

Hey there Bigger Pockets,

I'm excited to dive into the world of house hacking and explore the potential it offers for financial growth and investment. As a newbie in this field, I'm reaching out to this fantastic community to seek your valuable experiences and gather some tips and tricks to kickstart my journey successfully.

If you have embarked on a house hacking adventure yourself, I would greatly appreciate it if you could spare a moment to share your firsthand experience. Some questions I have in mind are:

  1. 1. How did you get started with house hacking? What motivated you to pursue this strategy?
  2. 2. What type of property did you choose for your house hacking venture (e.g., single-family, multi-family, etc.)?
  3. 3. How did you finance the property? Did you encounter any challenges during the process?
  4. 4. How did you find your tenants or roommates? Any specific strategies or platforms that worked well for you?
  5. 5. What were the key lessons you learned from your first house hacking experience?
  6. 6. Were there any unexpected hurdles or surprises that you encountered? If so, how did you handle them?

Of course, any additional insights, tips, and tricks you can offer to a beginner like me would be incredibly valuable. Whether it's advice on property selection, financing options, property management, or legal considerations, I'm all ears!

Thank you so much for your time and willingness to share. I eagerly look forward to reading your stories and advice!

Warm regards,

Ryan Cullen

Hey all, I am a current college student, but will be graduating in May. I'll finally receive my diploma, but unfortunately that will also come with student debt. However, I do not want this to impede my real estate dream and I want to get the ball rolling on my investments right after college. I was just wondering if anyone had this same experience and how they funded their investments out of college. I don't have a large sum of money right now and won't until I begin working fulltime and even then will have debts to pay off. Any advice at all is helpful as I am very new to all this! Thanks and have an amazing day!
