I would renew. Like many others have said, she hasn't missed a payment. The hassle factor is real but I'd raise the late fee and then realize you're inconvenience of sending a reminder is still only costing a few minutes. For illustration sake let's call it 5 minutes and a $50 late fee. That's $600/hour for your time.

If you're the county appraiser, an easy way to determine the value of a house is if it just sold and a buyer/seller agreed on a price. My experience has been that price gets reset each year to the sale price and then subsequent years are much more subjective based on local markets and permitted improvements.

Economically it's best to go after the highest interest rates first and work to the lowest. But psychologically there may be a benefit to your discipline if you pay off the smallest balances and can see the progress.

Also you may be able to pay them off with a lower rate personal loan from SoFI or Lending Club.

@Austin Mirer. Yes IRS rules invoke capital gains upon the sale of an asset, but then there are exceptions (like a 1031 exchange) that can avoid them.
