Post: Delinquent Tax List - is it legal for direct mailing campaign?

I'm submitting my first open records act request for delinquent tax records ... to kick out a direct mail campaign.  On the form it says, 

I'm not a legal expert and I know this is done frequently in the industry.  The words "selling or offering for sale" seem to be the key as i'm just soliciting to BUY property, not sell.  Is that what makes this an ok process as the direct mail campaign starting point?

The answer will greatly depend on why your credit score is on the lower end.

Repairing a credit score because of past problems will rewuire time to pass for the history to roll off your record.

If you're just young with little history, there are lots of ways to boost it with some help. The biggest keys.... Having a spotless payment history and very little of your available credit being used (30% or less) will go the furthest.

I'm not a flipper but what I've seen is homes usually have a dishwasher, range, and oven for listing for sale. Refrigerators are often left out and microwave, washer/dryer are hit and miss.

I'd consider the first three in your numbers and not the rest, but it would depend on the property.

Said slightly differently, NOI is more of a measure the finance companies might look closer at. For my investments it's irrelevant because it's just a special cut that excludes certain items that I consider to be important.

I care most about cash on cash return and ROI when making an initial investment. ROE comes into play when I'm trying to optimize my portfolio later on.

On a SFR, cash on cash return means all your cash expenses vs all your revenues. PMI would qualify as a cash expense so it absolutely would need to be considered for return calcs.

At that level you can easily get by with Excel spreadsheets. Zillow has a decent simple file.

Look for their rental income and expense worksheet.

@Chancellor Swan   People are motivated to take action about something when 3 things are present:

  1. They're uncomfortable about something  (spend time thinking about why you're uncomfortable)
  2. They have a vision of something better  (determine what you think good looks like)
  3. They see the vision as something achievable  (make sure your goal is realistic)

When you've figured out your "why", keep #3 in mind for setting your goal. If you can't see a path to success, your will likely fail in your goal.  It needs to be short-term enough to keep you motivated and where you can see you're on your path.  If not, set some near-term goals that keep you on that path to success.

        59 1/2 is the "early retirement" age you can begin withdrawing 401k money, penalty free.

        401k withdrawls are considered ordinary income and a taxable event in the year you withdraw the money, due by April 15 of the following year.  However as Basit says above, depending on whether taxes are withheld by the custodian when distributing the payments, estimated tax payments may be due earlier, so please consult with your accountant first.
