@David Lamb, @Rick Garrido, @Lenny Figueroa, @Ryan Ruppert I also live in Long Beach, there seems to be enough people to start a local meet up! Any interest? I have looked but haven't found one yet. I recently sold my LTR in KCMO and am looking for my next project(s) there but I would love to get something going locally.

Has anyone had any luck with high speed internet providers in the Landers, CA area? I have been looking at Viasat, HughesNet, ATT Wireless and even Mojave WiFi. From the reviews, its seems like companies are either throttling the speed or charging for overage pending the data plan you purchase.

Thanks for the input! I started with the county site and have found lots of good info including property taxes but am not finding the number of units. I'll keep digging through public record sites, maybe I'm overlooking it. I'm not able to personally drive the area but it's possible to have someone do that for us.

How are other BP users finding the number of units on a given apartment building when doing due diligence? Are there any preferred references that are used for this and other pertinent property information?

Thank you @Basit Siddiqi and @Martin Ruiz for your input! I'll certainly reach out to a CPA but wanted to do some research and get informed. 

Martin, can you elaborate on your strategy for setting up the S Corp in CA and your LLC in s Wyoming? I'm not looking to get around CA taxes, just looking to set up a smart system and entity that I can put the rentals in. I plan on buying more and I imagine future properties may not be in Missouri where my first one is.

Looking for additional comments on setting up an LLC for my rental property. Do you recommend setting up the LLC in the state where your rental property is, the state you live in, or a state with particular tax advantages?

I live in CA and invest in Missouri. Thanks in advance for any insight!

Thanks for the tips, Frank. Without permits and proof that the conversion was done properly, even if the time and expenses are minimal, I feel there are too many unknowns and is risk of being a wast of time and money. Taxes go up, inspections are needed, fines are assessed, potentially modifications to pipes or walls etc. 

I have to respond with my offer today and don't feel comfortable moving forward as is, so I feel my options are:

  1. Walk away, too risky. Other deals exist.
  2. Get an idea of the expenses required to make this official and ask for the sale price to be lowered accordingly.
  3. Purchase it and hope the county doesn't find out (not an option I'm willing to go with).
