Location is a huge deal, esp in Vegas. Look forward to hearing your story and the positive outcome. The first step is the hardest to take. Good luck!

Excellent analysis Eric . Most investors don't look at it this way (or atleast this organized). Great job presenting the facts in a simple easy to read format.

I would venture to say that a max of 5% of anyone buying insurance is better off buying whole vs term. Term is a much better option for the other 95%. Honestly, I think even 5% is too high.

Both have a place in an investors portfolio. Not everyone wants to be a flipper or landlord and not everyone wants to invest in large companies where they have limited control over how their funds are invested. Since you are young I highly recommend you read up as much as you possibly can over the next 12 to 18 months. Save as much as you can during that time. Once you have a solid base of information on both the stock market and real estate, you will know what is right for your investment and risk profile. Good luck and feel free to ask lots of questions, everyone had to start somewhere!
