I'm looking at refinancing my property in Oxford, Alabama. Wells Fargo currently holds the mortgage, it's an FHA loan that we want to refinance to go conventional and get out from under Mortgage Insurance payments.

Anyway... I just want to know if anybody has every worked with ERA Mortgage before!??!

There is an REO property on the MLS, the notes say that it's only available to owner-occupants for the first 15 days of the listing, so in 5 days it should be available to investors.... MY QUESTION IS: is there anything in the meantime I should be doing to in order to get my offer in before anybody else?

Hey BP family!  I'm originally from northwest Florida in the Pensacola area, but have spent the last 11 years in the USMC and have lost touch with many of my associates and friends back home... Hopefully I'm setting off someone's "keyword" alerts for some advice on which local/regional banks are in and around the greater Pensacola area that are willing to lend to investors...

Emmanuel, I would if that's an absolutely necessary step (that statement shows my ignorance with financing as I previously mentioned).  So I assume that it is necessary?

Thanks Simon.  Here's a little bit more of my situation: I'm currently Active Duty military in California, most of the properties I'm looking at are in northeast Alabama and the greater Pensacola area (because I know those areas well, having lived there before).  Will smaller banks tend to work with you even in those circumstances?

I can't remember which BP podcast that I was listening to, but I thought I heard correctly that it's possible to lump 2 or more Single Family Homes together on a COMMERCIAL LOAN? 

I'm somewhat new to REI, its lingo and common practices. I'm confident in my ability to find good deals and make smart decisions, BUT my holdup and lack of knowledge with finance options is slowing me down. I have some cash to go 20% down on a couple of properties that are LISTED at and around 40k-60k, and I have great credit, but haven't had great advice from USAA/Wells Fargo/NFCU.

Any advice would be welcome, thanks BP family!

Hey Charlie! We are staying in California for a while longer, probably won't make it back to Oxford until active duty is over with. I saw your friend request here on BP a while back, insider know you got into real estate! I'd love to find out more about your experiences!
