im new to wholesaling aldo snd based in orlando florida.  Does anyone have like a template or format of a typical type of conversation with first time calling a seller from a list and what ans how should we be selling to them.

Hi Guys,I have recently started out in wholesaling and have been doing some extensive reading and research and had a few questions to ask someone who has any experience in this field.

 I have purchased a list now and want to send out a mailing of yellow letters or using click2mail or some direct mailing agency, whichever is the most cost effective.  I have their phone numbers and addresses also now as well as the previous purchase price of the house and what its approx. valued at now.  Should I send a mailer out to all the tax mailing addresses, even if its different to the actual house address?

Has any got any advice in completing this stage? I am new and kind of sticking to a budget, but want to grow from this slowly.  I have used call rail, but hear its good to monitor the call backs.  I am just using a separate good voice number for now.

Can anyone also explain the rule of 70% ARV? as should i get calls, i want to be safe to calculate the right value and be able to wholesale it correctly and promptly.

I am  in Dr phillips, orlando and am looking for an investment/ rehab/rental project, but not sure how to find where the distressed properties are.  Some say to invest in marketing and find out where absentee owners are and also who are behind on taxes etc, but can anyone tell me how to start this on a small scale and focus on the areas of interest.  What type of marketing is good to start off with.  I am interested in rehabs in and around melbourne and palmbay right now, and then want to see if we can move into a buy and hold arena eventually.

Any advice and information would be appreciated.

Hey everyone, i want to get started in RE and am a little nervous, I want to find out or seek some advice about how i can seek out a REI mentor who can help me in my trails to doing a flip. Learning about some of the pitfalls and tips on making the first flip a guided, learnt process. Can anyone help?

Thomas, good day sir and thank you for your in depth reply. I am going to follow you on that proposal and see how it unfolds.

My goal is to ultimately get into commercial real estate and acquiring land to build on in the future. Am I going about this the correct way vi residential and flipping? 

I greatly appreciate your JV offer and would like to share some offers with you.

There is a plaza that I know of in Ocoee Florida that I believe is bank owned and will definitely need a JV, but I rather send you some information and see what you think and how you digest it (I would like to see how you analyze and assess and what points you look at in order to confirm of its a good deal or not?)

Maybe you could offer some mentoring pointers and suggestions?
