Thanks all, much appreciated. I have come to like Buildium a lot for the price. Their dash board is not as robust nor as inclusive as it could be but they do have the info I need.

I am looking to pursue some multi family opportunities in the state of GA, that are either seller financed or funded via private lender. I am currently in 3 contracts for properties through conventional mortgages but want to pursue some additional opportunities outside of that.

Anyone out there that can point me in the right direction?

Corina Eufinger, Thanks for the Buildium info. I just signed up for a trial with them. It is as you describe but for someone like me just starting out and projecting 10-50 units in the next 6 months, it may just be what I need at about 1/3 of the price. It is very functional and intuitive so far.

Could you add more color around the additional fees?

I am new to this so my review is not based on actual use other than the test model. 

Rent Manager is a robust system with many features. There are parts that are able to be customized as well. 

The dashboard breaks into numerous key areas and on most all pages you can drill down to the lowest levels. 

Capable of tracking all critical landlord reports and legal requirements for tenant records. Tracks work orders right to actual invoice. 

Vacancy reports drill into tenant history, Leases, Prospects, etc and it also links  to rental marketing websites that have relationship with R. M. 

There are owner and tenant portals with all of the typical features found there. They also have phone capabilities that will track and keep record of all tenant communication. 

Tenant screening is filtered to a 3rd party and is charged per applicant. 

There is much more but too much to type. You can be small and just starting or have hundreds of units. There are some set up charges but monthly fee is $75 for most of the main stuff..owner and tentant portals are a additional $75 per month for a total of $150....extra fees are set up, applicant screening and the interactive phone and text program. 

I tried AppFolio but they were not interested in someone who would only have 20 rental units in the next 3 months.
