Also, not all properties are cash flow positive and are good to rent out. You should calculate the expected rent versus the investment to see if it makes sense to rent out your house or just sell it and buy for example some cheaper appartements.

@Johan Rienstra Just to add to the post of Ivor: there are also rules for bringing the HRA from your current primary residence to your next. Please consult a mortgage/tax advisor.

Looking at the deal I'm currently working on: Loan to value in rented state 75%. Quick numbers: Pp 155.000 Closing costs: 7.500 (including taxation and financing) Minor repairs: 5.000 Total in the deal: 167.500 Value in rented state (not sure but around): 140.000 75% of 140.000 = 105.000 I can get financed. So out of pocket 167.500 - 105.000 = 62.500‬
I'm all for the guys at vastgoed beheer Gelderland. Working with them on my first rental property, even with the current global situation.

One strategy that bite my a** was trying to convert a house into separate apartments. That is a why to create a duplex :). Rules and regulations are prohibiting me to get a legal duplex. 

another strategy you can go for is student housing. Even buying a house and rent out a room.
