Nathan, I agree with you that Friday will be very full, Sat. is going to be pretty hectic as well.
Denver auto show goes till 6pm on Sun. I was thinking about going then. Also anyone staying though Mon. night?

I'm trying to flush out my conference schedule. I was going to use BP's message system and contact people directly, but unfortunately the PM system on Bigger Pockets has a very aggressive spam filter. It's makes it impractical to easily contact a few people. So I'm going to just put it out there. I will arrive in Denver at 6:30pm on Thurs & I leave @ 9:15pm on Monday.

Has anyone organized anything?
Rich Weese mentioned Bubba Gump Shrimp on Friday evening. Everyone invited.
Anything else?

I'm trying to maximize my experience & would like to eat with at least one new person at every meal. Which will give me a opportunity to network as much as possible. It may be a bit much to ask but why not try.

If anyone is interested just PM me. Once my messaging is reclassified from spammer I should be able to start responding.

I feel a nice simple, full height one inch tile back splash really dresses up a kitchen. Of the 4 properties I own, 2 have the same & I am always getting compliments on how nice it looks. In one, I tied together the kitchens & bathrooms by using the same backslash and flooring even though they each have different cabinets.

Norman, you need to get over the idea of insulting someone. If you are really interested in wholesaling you are going to make a lot of ridiculous offers. The thing is, you need to have Justification for your offer and stick to it. This is a number game. If 2+2 doesnt equal 4 YOU WALK AWAY!!!. If the numbers show a ARV of 40K, your investor wants to make 25K and you need 5k in the middle offer him a 1$. If he doesn't take it move on. That simple. It is not your job to figure out how to make #'s work, but to find numbers that will work.

Not to beat a old horse, but 13k is alarmingly low. I spent nearly 10k just adding a bedroom & bathroom, paint & some new flooring. I would guess in the 35k range to completely finish the house.... and that's just a rough guestimate.
