@ Anson Wish you the Best, I am the rookiest rookie of them all. Did you just mail them to people that the tax assesor showed as in pre foreclosure? What is the target market I gues is my question.

I like the idea of riding your bike to find deals. "Riding to Riches in Real Estate" an e book by @ Paul

So my question is once you find a potential deal, what is the next step? I found a property today in a great area. Had winterized papers in the window, bare of furniture, overgrown, and the garage door was off level.

What is my next step to see if this is a deal?

@ All Here is my question, once you find a property that appears distressed what do you do to start reseraching it? Today I found a property with a Winterized Notoce in the window, overgrown, empty of furniture, garage door not straight and cocked to the ide a bit. In a great area. What would be my next step?

Thanks fo rany help, finally going to take the plunge and find a deal. Plan to bird dog two, follow the other parties through the process, the wholesale two and see what happens. Eventually would like to be a cash buyer of rentals.
