Ive done A/B testing to see if going through my mortgage broker, or going directly to the bank would produce a better result. The mortgage on my personal residence I got a .25% lower rate from my broker than when I got the quote from the bank, with very similar fees.

Thats obviously not always the case.  But more options in the market I think is always better than less options.

Generally yes, 30 days from the date of which the agreement ended and was acknowledged to have ended by both parties.

End with other exterior photos of property. Then floorplans last.

Some MLS systems require the signed withdrawal or you can get fined as an agent.


The MLS where he is talking about has zero power over this.

He is using a form of the association of which Im the President-Elect. It merely requires written notice of mutual consent. Email, txt both constitute written notice.

 100%. I quit Reddit because of downvotes. The same good advice Id give here that gets upvoted, was getting hugely downvoted on Reddit. So I said **** it, Im quitting.

@Henry M. Shotgunning a bunch of low offers is a waste of time, and will only hurt both yours and your clients reputation for not being a serious buyer.  Now that doesnt mean lowball offers arnt sometimes proper. Ive certainly purchased properties at serious discounts to the listing price....but it wasnt just random shotgunning of the offers.

What I usually start with when trying to see if a lowball offer is appropriate is having a conversation with the listing agent first. I say hey, I have a buyer who is interested in the property, but at a significantly lower price.....can you check with your seller to see if it is even worth of time to putting that offer on paper. 95% of the time the answer is No. Occasionally the answer is Yes.

NAR Settlement has zero to do with this situation. Either you get to an acceptable net price to the seller, or you dont....just like any other offer.

Don't just tell them to rectify the problem as above. Provide possible solutions to said problems. Recommend maybe they get a mid day dog walker so the dog gets out and gets some exercise.
