Thank you Roy for your response and insight.  My next project is near a university and I suspect I will have many students.  I will use your method.

I recently bought a building with pre existing tenants. Many of the units have multiple signers on the lease. When tenants move and I return security deposits, should I divide the deposit equally among the tenants and write a check to each tenant and give an equal amount?

I am a 50/50 partner in 3 buildings in the Los Angeles area with a total of 28 units.

I am a flipper.  How should insurance from contractors and subs be handled?  Should I ask for a cert of insurance and ask that I be added as an insured?  Can I get blanket workers comp coverage for the non employee workers on my jobs?

At 25 you are thinking about your future as an entrepreneur and your real estate investing.  Therefore, you are thinking about financial freedom.  You will not be 60 and working in a job you do not like, because you will be an investor long before that.  With that said, I think you should continue to work and have the W-2.  It will take you a longer time to get to your financial goals if you cannot get financing (leverage accelerates growth).  Switch  jobs and do something you like more, but keep the W-2.

Jeffrey, thank you for starting this tread.  I only discovered BP Podcasts last month and have been hooked.  I listen to the podcast in the car (Los Angeles traffic) and love them.

My personal RE goals:

1. Buy two multifamily properties in 2018 

2. Sell single family rental and apply proceeds  to a multifamily property

3. Listen to all relevant BP Podcast

4. Get engaged with the BP community (last weekend I went to my first meetup)

5. Learn about an out of state market for multifamily, Maybe Atlanta.
