@James Wise the key word in your question is "business".  It is important to remember that you are running a business and you need to operate as such.  However, business does not mean that you have to operate without compassion.  It is possible to be a compassionate landlord. As a real estate investor, we often have to make hard decisions regarding tenants.  When I am faced with one of those difficult decisions, I focus on MY WHY.  It is about my children and my partner's children.  Non-the-less, the decisions are still hard to execute, but necessary.

I am looking for Contractor and Electrician recommendations  for a 42 unit project in Macon, GA.  I plan to do a total renovation and would greatly appreciate any recommendations.  

I have done projects in Los Angeles and am planning an out of state purchase and renovation.

I check each tenant's credit report as a part of the application process.  Typically, I would enter the information and get the report.  Now, the credit check service I use now has the potential tenant log into their system to obtain their credit report.  I would rather obtain the information myself and not have the tenant involved in the process.  I am seeking recommendations for a credit check service.

@Jeffrey Holst Thanks for continuing the conversation Jeffery.  I achieved one of my 2018 goals, by selling my single family rental. Currently,  I am holding the proceeds and looking for a multifamily property to personally purchase.  My business partner and I have a 9 unit property in Carson CA that should be listed for sale in the next 10 days.  I will use the proceeds from that sale to aid my multifamily purchase.
