Sorry Josh, we're all different. Some people really enjoy a spirited debate concerning off topic stuff. Not me. It really is a distractor for me, just background noise. To each his own. I was just sharing why I don't get involved in more discussions.

I like the real estate stuff. I have met some great people from BP in person. I am in the early stages of working on a deal with another BP member. Not sure if he does the off topic stuff or not, that's not a criteria for me.

It may be one of the shortcomings of having an open forum. I come here to find out information and strategies about real estate. I find what I need and move on.

Also, I am willing to share info I have when someone else needs it.

I do not come to BP to debate taxes, government, policy, morality, or who is right and who is wrong. There are other venues that are better for those discussions.

Just my two cents.

When I include my phone number I specifically use words rather than numerals for my last four digits. This has stopped spam sales calls. I also do not put my email on the add anywhere, again massive spam problems. I do allow the email to respond to the anonymous Craigslist addy. I agree with everything else you have said.

As far as rentals... I do yard signs with info box and fliers. On the flier I list the URL where they can see pics and vids. The pics also include the floorplan. I also leave with blinds up so they can see inside the apartment. AND I tape the flier and the floorplan on the windows so they can get an idea of how big the place is. My URL also has the application so they can have it filled out before coming to see the place.

In real tough times I have hung fliers with tear off phone numbers in laundromats and fast food restaurants. I have also visited major area employers and asked the secretary to post a flier in the employee break room.

I went through the State of Texas Manufactured Home License class last week. According to the people at the presentation:

The FEMA trailers were not designed to HUD specifications and will not be allowed a SOL(Statement of Ownership and Location) in Texas. Also, they were not designed to be a travel trailer so TxDOT will not issue a travel trailer title on them. Basically, they would make a good hunting lodge.

I downloaded a lot of Jim Rohn's speeches on my mp3 player. I don't listen to the player everyday but I do when I stumped or had a tough day. And yes I have been making money while setting goals and listening to his speeches. I have added more units to my rental portfolio this year with more yet to come.

In some states, if you take partial payment for rent you may as well not go to court. The judge will not evict if you take partial payments. I guess because then by accepting the payment you are modifying the lease agreement.
