Sorry for not being specific but I did send yellow letters. She was mad about me knowing all the info of their in state address and out of state address where i mailed the letter. So yea....

Thank you for the support Duncan! You know whats crazy? Soon as I wrote this forum I got another call from a NICE guy, motivated, with 2 properties for sale. One has a mortgage and one has tenants but he still wants to sell both. How should I structure this deal. He's selling them separate but I'm sure he's willing to do a package deal. If not how should I structure them separately?

I just got off the phone with my first seller and his wife was highly upset that I knew they weren't living in the subject property and that I had their out of state address and wanted to know how I got it. I told her it was public records and she still was mad. Needless to say she told me to shove my offer up my you know what. For my next call what should I tell the seller to ease them a bit. I am brand new to this but I am taking action!

I just got my first call from my first yellow letter direct mail campaign and I do not currently have access to the MLS in the area. I went to zillow and looked at the zestimate to get a estimate but I am confused. Do I use the last assessed value or the zestimate for the ARV?

Please help!
