The property I have on contract is a 3 unit and each unit having a box. Does that mean I am looking at 10-15K for replacing all of them?

Do you guys think any chance I can keep it within 10K? This is a relatively low income neighborhood, so I can go with basic things while being safe.

I checked sump pump prices which is around $200-400.  I am more worries about the labor. Any guesstimate how much that is usually. I want to budget it in my repair estimates. I am relatively new and even any estimates in range of thousands will be helpful.

I am have a rental property (MFH) on contract that has missing sump pump. Any rough estimates on how much it takes to install cheaper sump pump (e.g., pedestal sump pump). The property is in low income neighborhood hence I was curious what are the implications of continuing without sump pump. Is it too risky?

I have a property (Multi Family) on contract pending inspection in the south side of Seattle. The electrical panel is recalled federal pacific and is deemed dangerous. Any rough idea how much does it take roughly to replace with appropriate panels.

I am from Seattle and reached a local lenders to finance an investment home in south-side of Seattle (Tacoma area). I got an financing from the same lender for my residential home purchase. Now he is quoting me 4.25% with 25% down. Is that competitive for Investment homes? The rates for regular home purchase is going at ~3.5%, so I was wondering if ~0.75% spread is expected for investment home.

Hi All,

I am an new investor from Seattle area. I have a couple rentals in the market, and looking to buy 3-4 new rentals this year.

My target area is Tacoma, south of Seattle. I am reasonably familiar with the neighborhood. What I am wondering is whether I should go through traditional brokerage, or may be opt through a low cost attorney. Are there practical limitations on going with an attorney? I will consider fixers/short sales/REO for purchase.

Look forward hearing perspectives from fellow investors.

Hi, I am looking to buy a property in Tacoma area. I started networking with local wholesalers in REI forums, but not great luck so far.

As of online, I am primarily using redfin. Are there other sites I should also look at? Thoughts?
