@Vinod Dasani thank you for the feedback that helps me. You bring up a point that I did not know about. I was not aware agents would know about off market deals. I assumed al of their leads are for MLS. Is that common for the to know about off market deals?

Hi BP members I live in the Houston area and would like your input on buying a list and seller motivation. 1. Im looking to buy more property in my area but have no time to develop a marketing campaign. Do you currently use a 3rd party for this? If so, what's been your experience? I don't mind paying for a list of my narrowed search but am unsure of the pay back. What's your experience? 2. For houses on the MLS, how many days on the market do you find sellers are more motivated to negotiate. 45 days, 65 days, etc.

Anthony Arena welcome to BP! I actually moved from NYC 13 years ago from Washington Heights Manhattan never looked back. Houston has treated me well and it is where I started my real estate investments (buy and hold for now). Texas is a strong market and has many different opportunities for real estate deals. Wish you all the best. May be we can grab a cup of coffee some time.

@Christian Wathne I agree. In this case time is a factor. If it wasn't I would MLS all the way.

Hope all is well. I would like your input on how one can go about selling a property quick or getting in touch with a wholesaler(s) who can get it done. I have a family member with 2 properties (SFH) in Beaumont, TX and a 20 acre wooded lot with a barn in Deweyville, TX, motivated to sell. I advised they shouldn't go about doing MLS listing because it would take time and for the properties they have I believe an investor would benefit more from them. Placing them on MLS would just attract the not so serious buyers.

I am curious to know what steps you would take to get in touch with the right investors and/or wholesalers to get these properties sold quickly. Do I put them on Craigslist? Attend a REI meeting and put it out there?

Greatly appreciate your feedback.

George Anderson it all depends on goals. You mentioned you would a rental portfolio; there's your answer. The more you have that are cash flowing the stronger your portfolio. If this property is currently performing well why sell? I would personally take some of the profit and cashout to buy another cash flowing property, but that's my personal perspective. I too am building a rental portfolio and prefer buying and holding.
