Quick update: Deal closings is up to 8 deals now. I have been using Zoho Enterprise and have set it up to the way I like it. I'm constantly stuck in the weeds and making little tweaks on it though lol.

Anyway Zoho CRM has been a huge help and totally worth the monthly $40 fee.

I just brought my daughter on, who is in college, and I am having her stuff and stamp my mailers and will eventually take the seller calls to screen them, put all the info into Zoho, and then I will review and follow up with the motivated sellers.

@Eric H.I just basically called and talked to a lady at the office. She said I would have to put my request in writting and she gave me her email address so I emailed her. I then received a response from someone that acted like her superior who said they do not release that information.

I am looking for a list that shows delinquent taxes from say 2015 and beyond and not neccessary a tax default sales list. I want to catch them before their property goes to sale. Do you have an example of a letter that you use that you could provide?

Ok so for my target market (Wichita Falls, TX) I have already bought and mailing out to the following lists.

1. Absentee Owners-60%-100% Equity, Last Market Sales Date: 10 yrs or older

2. 100% Equity Owner Occupied- Last Market Sales Date: 10 or 20 yrs ( I forgot which one I selected)

3. Receive and market to Quarterly Inherited Lists from USLEADLIST.

I have contacted my local county tax office try and obtain the delinquent tax list but have had ZERO success. They have told me they will not release that information. I bought Rebogateway thinking that would have it but it does not. ( Side-Note its ok because I will use it for other things).

Are there any online software or lists that will for sure pull these tax delinquent properties for my county ( which is pretty small) or any ideas of what to do to get them from the county directly???

Any and all help is appreciated.

Rick Pozos Leslie Brown I can see and understand both points. For me yea I just like the simple version to not overwhelm the seller. No right or wrong answer just different strokes for different folks.

TREC is to much for wholesaling. I like to keep it simple with both sellers and buyers.

Not yet. Also at the end of the day you can kind of wipe your butt with both forms IMHO as at the end of the day the HUD Closing docs the seller and buyer signs at closing is what really matters. To do wholesaling right you have to have minimum earnest money down on the seller ( I usually put down $100) but title has never actually asked me for it) so if seller walks not a lot u can do. I ask buyers for $500 non refundable so there are some consequences there if buyer walks. Again IMHO the contracts just make u look legitimate and official and let's everyone know what's going on and the terms of the sell until the actual closing day. Make Sense?

I have my own that I downloaded from the BP files and made tweaks and modifications that worked for me. I did the same thing for my Assignment Form.

Haven't physically seen the property in person yet but have seen pictures and video. Will need new flooring, sheetrock repair on inside, paint interior, power wash exterior, paint exterior, refinish kitchen cabinets, new kitchen cabinet doors, new water heater, So a bit more than just cosmetic but I think doable. Gonna run through the numbers when I get back this week.
