It's amazing how people support this and think they have the right to take my money that I spend on my children and elderly parents.

Thanks, it's a switch loop, so I've found the power source at the ceiling but not sure which lead goes to the switch.

Took out a ceiling fan, nut fell off so the wires are not matched up now. There are 3 black, 3 white at ceiling. One switch with one white one black connected. The problem is the ceiling connections. I located the hot black, but it isn't controlled by the switch.  I thought the hot black got connected to the light and the white thats next to it, got connected with the blacks, while the other 2 whites connect to the light.  When I did this, the light flockers when in off position. Thanks for any help

I've tried to use the Marketplace and it's a forum, not a link where you can find homes in a certain area that you are interested in buying.  Makes no sense to have it set up this way.

I'm an investor in Indianapolis that has a rental property that's recently vacant and am considering selling it to free up some cash.  The home is a class C, 2 bedroom,46201 zip, and will rent for around 625.00.   My questions are, what is the market like for selling investment properties in the 30k range, what's the best way to maximize my profits, should I consider owner financing with a downpayment from the buyer?  I will provide address and more details about the property upon request.

Thanks,

Ritch

Hard flooring would be great for every rental, but it's not what most tenants want. Make sure you go with an inexpensive dark tan, or brown, it will last much longer. Look on craigslist, and you'll find several options.

Post: Penalties for receiving Homestead Deductions on rental properties?

I received a letter from the Marion County Auditor, Indianapolis, IN, stating that I've been receiving Homestead Deductions on some of my rental properties for over 3yrs, and now they are going to invoice me for the past three years, plus interest, and penalties. I never applied for these deductions, and it's clearly an error made by the auditor's office, because they should have taken them off when I closed on the properties, but instead they are penalizing me for their mistakes. I closed on these properties in 2008 and there was nothing mentioned about the Homestead Deduction. Where do I go to contest being penalized for their mistakes?

I've been purchasing 10k homes using credit cards with low fixed rates that last a year, or more.

Tried everywhere and nobody will make these types of loans anymore. I'm going to keep my portfolio and continue to profit from it until things change, then buy more.
