Selling one of my rental properties

I'm an investor in Indianapolis that has a rental property that's recently vacant and am considering selling it to free up some cash.  The home is a class C, 2 bedroom,46201 zip, and will rent for around 625.00.   My questions are, what is the market like for selling investment properties in the 30k range, what's the best way to maximize my profits, should I consider owner financing with a downpayment from the buyer?  I will provide address and more details about the property upon request.
