So I'm just starting out attempting wholesaling and I'm going to attempt mailers to a variety of property owners and I have a couple questions. First up, I intend to mail to substitute trustees and people who are nearing or in pre foreclosure. With these types of people, what type of wording should I use on my postcards? What kind of post card design works best? 

Second question, I also intend to mail to a variety of high equity owners as well, and curious as to the best wording to use for these also.

Ok so I've recently found someone who would like to invest some money in real estate, he said he has about $21,000 to invest. My question is how do I put this to work most effectively? From the deals I've run into, that amount would cover either rehab or a down payment on a property but not both... I was looking into hard money but I myself don't have money for the down payment on a hard money loan currently. Will hard money lenders allow me to use OPM to put as a down payment? Aside from finding other private money lenders, what are my best options here?

Ok so I found this property in my area where someone has just moved out of it. I noticed it driving by because the grass was starting to get somewhat tall. I asked the neighbors and nobody seems to know where the current owner has gone. I've managed to find the owner's name and number in the phone book, but that doesn't do me any good because it's the number to where he just moved from. How do I track down the owner to try and see if he is interested in selling?

Hey guys, I'm looking to really improve as an investor. I'm looking to the pros for the question. If you had to choose 5 essential skills as an investor or just business in general, what would they be? I chose 5 because I plan on making time each night to brush up a bit on something different so id like to focus on what is important. Thanks in advance for any input!
