The rental market here and in Leland is great. They have the second best schools in the state (topsail elementary and middle). Lots of upper middle class here and military officers

Ditech postponed the foreclosure auction for tomorrow, even so, we still have a 10 day upset period and we're under contract at the attorney stage right now, hopefully set to close on Thursday. She pockets a few thousand at the end of it and we get a decent property. I think it worked out well because of the close timeframe, and the junior mortgage company probably didn't have a lot of time to negotiate or try and research the situation too much. Whatever the case, it worked out

Thank you. She sent over the new payoff demand letter so we're good to go for $15,000.00 even.

So as an update, just wanted to let you guys know that I called the lender and negotiated the amount from $41,000.00 down to $15,000.00. So we have a deal. Not sure how common this is or whatever as this is my first actual deal, but it is possible it appears.

Hello, 

I'm just getting started with some wholesaling and have a question about Facebook advertising, not in paid ads, but in posting inside certain Facebook groups.

Does anyone have experience with this as a lead source? What are the best times of the week, and times of day to post? Are there certain groups that are better for attracting motivated sellers than others?

I have a property under contract, my attorney discovered a home equity line of credit for $30,000 on the property with an additional $10,000 in unpaid fees. This property goes to auction on the 22nd which is Tuesday. With this additional debt added, it could break the deal, and the seller will let the property go to auction. 

My question is this:

In negotiating with this lender for the second mortgage, how likely am I to be successful to work out a deal before the auction date? If it is possible to do this, what is a reasonable amount to offer? I've heard that this junior mortgage will get wiped out and that they will then receive nothing if that happens when it goes to auction.

I would greatly appreciate any experts advice and guidance on this.

Hello everyone. I'm new to real estate investing and am taking the wholesaling approach. I am attempting to find houses going into preforeclosure but am curious if there is a consistent and accurate way to find properties before they enter the preforeclosure process. I was told that doing a search for Substitue Trustees on the Register of Deeds website is the way to go. Is this true? Would love any input or tips and guidance in this area. Also would love advice on the best approach for these types of situations and any success / failures anyone has had. I'm here to learn.

@Jerry Puckett Thank you for that advice. I have noticed that the preforeclosure folks are very elusive and I've found some killer deals but these people are ghosts as most have left the properties and cannot be found. I have heard though, that these people respond better when you are able to contact them earlier in the preforeclosure process. Is this true in your experience, and if so, how do I find these people before they hit that point?

@Chris Turner what is your target demographic and what type of properties are you targeting? What is your most successful mailer in terms of response and converting to deals? Thanks in advance for the help and for the response.
