Thanks Joe. They're downsizing big time and we may be getting a pink slip this year.

I will definitely look into the loan programs. As for the multi family as residence, I don't think my husband would go for that. Buying, yes, living there, no. Though I think it's a good idea.

Thanks Aaron and Chris for your feedback. As I said before, I'm new to this and keep getting different opinions. Some say I need a list first in order to have a buyer for the deal I find, so I wont end up being stuck with the property. Others, like yourselves, say I need the deal first, If it's a great deal, a buyer would more or less find me. I have to say though, I'm leaning towards the latter. It just makes more since to me. Kind of like "If you build it, they will come". Thanks again, I'll let you know how it works out.

Hello All, I am new to REI and still working on building a Buyer's List. Today I will attend my first auction. I don't plan on bidding, but rather seeing how the process works. I also thought that I would do a little networking. Because I'm new to this, I'm worried about saying the wrong thing. Any suggestions would be greatly appreciated.

Hello Everyone, Clary, I'm also new to this and working hard to get that first deal. Building a Buyers' List has been pretty challenging. Have any of you heard of Insiders Cash? I'm planning on using them for Proof of Funding Letters and/or Loans?

Thanks everyone for your great feedback. It is GREATLY appreciated. It makes since to have a great deal to offer. I'm sure if I refer back to my books/notes I would find the "how to" answer to this, but having a great deal to offer, doesn't that mean that I would need to have the property under contract? It may sound like a dumb question, but in my defense, I am VERY NEW to this.

I'm new to REI and was wondering if someone can please offer me suggestions on building a Cash Buyers' List? I am planning on sending out post cards and maybe advertising on Craig's' List, but feel that there is more I should be doing. Most recently (without any success), I was on the phone all day trying to make contact with potential buyers. Either they weren't interested or my calls weren't returned.
