@Chris Farrugia Chris I agree with you but speaking for myself as a newbie I prefer to post my own question and have the answers tailored to me.  New people are joining everyday with new insights.  It's kind of a nice icebreaker when you are new to be allowed to ask questions that are personalized to the way you think and analyze. Just my opinion.

As a licensed realtor make sure that you know the laws and rules regarding investing.  I would also have an attorney to look over my documents before signing on with a broker just to make sure that you are allowed by the firm to invest in yourself without any violations etc.

I would suggest to interview several to make sure you have a good working relationship and that you bond.
