Hi BP, I was hoping to get a referral for a property manager in Norfolk Virginia. I have an occupied house in the little creek area and I've been having issues with collecting payments for a while now (my old manager wasn't helping the situation) and I fear I may need to evict at some point soon. Being that I'm in Washington and don't know the law there in VA, I think it's time I reached out for help. Any referrals or companies to steer clear of? Thank you in advance!! RosyB

@Kim Meredith Hampton thanks so much for the info! I had no idea that was a thing. I'm looking in California so I'll have to check if it's required by law, but even still, it would make me feel better if someone that has taken the time and invested in the industry by getting licensed handled my money.

Hi @Kim Meredith Hampton, I'm just now reading your response as I am on the hunt for a good PM. Can you elaborate on why a PM should be a licensed realtor or broker? I'm not quite sure why this is important? Thank you!!

@DeAndre Moore wow it sounds like it went fantastically!! I wasn't able to make it which I was pretty bumbed about and now, even more so!! I'm glad Fresno is getting some REI love!! keep up the community and hopefully I can meet everyone at some point or another :)

Hi everyone,

I'm hoping to get some advice on whether I should charge my tenants a late fee. Here's the issue:

Our lease states that the tenants will incur a late fee if payment isn't received after the 3rd. Our PM was telling them (verbally) that is was the 5th (she was getting different leases confused). So the tenants went by her word and took the 5th as the due-by date - 3 of their payments landed between the 4th and 5th (technically late).

They have a few other late fee charges (for other missed rent and amenities) that we have yet to receive payment for and we are working with them on a payment plan for these (the husband was able to get another job).

Should I charge them a late fee? I know, technically, I can get away with it, but I feel like that's pretty harsh.

If not, do I charge the PM? Is that even a thing?

I guess I should also note that they are renewing their lease on a month to month basis so I don't want to have a strained relationship with them; even though all I'm doing is enforcing the lease.
