Hey BP Wholesalers, I wanted to share an upcoming workshop: Introduction To Wholesaling.

If you are interested to learn from people who are actively doing wholesale deals here in Phoenix, Arizona the event is January 21st from 9 am to 5pm. 

There will be people with all levels of experience in attendance to teach/guide the workshop, which will also provide a great networking opportunity to find possible partners and mentors. 

*I also know there will be buyers in attendance.. so if you are a real good networker, maybe you can add a buyer or two to your buyers list.

Hey BP-

I wanted to give a brief review of my experience so far at the Matrix Real Estate Investor Network here in Phoenix, Arizona (MIN). 

I joined the MIN about a month and a half ago. 

There are several opportunities to make money/revenue streams at the MIN. I won't dive into details here, but there's opportunity for people with all different skill sets (networking, teaching, real estate, mentoring, etc) 

The facility/office space is owned by the MIN. They give you access to this office space to meet with fellow or potential members, and there is always one of the leaders there to bounce ideas, run numbers, etc. 

First things first, we sat down to make a 30 day plan and a 90 day plan. The high level of these were to get you doing money making activities to earn make your money back, if not, its a 90 day enrollment money back guarantee! 

You are placed on a power team that has team leaders who help get you going. They hold weekly calls, provide starter kits (signs, biz cards, gmail phone number set up, the works). As a beginner you are also given access to take the level 100 classes, these cover getting started, creating revenue streams, and wholesaling. As you move up levels, the courses advance to fix and flipping. 

This is the extent so far. I have completed the 100 level classes, and gotten the ground work laid. The MIN is all about taking action, getting started, and having the mentorship in place to lead you along.

@Ranny BBloch Thanks for the tid-bit on sticking online to online and off to off. Thats a good point. 

I'm planning to send the mailings because I want to target a specific neighborhood/zip code and I was thinking I needed to meet my audience where they are at. Most of my potential (in this neighborhood) are not people online. 

But that drives your point home. It could be tricky to use an offline method to drive them online... defiantly food for thought.

Hey BP network! 

I am exploring ways to send out fliers to help drive traffic to my website. I found a tool called DataMiner that I want to use to "scrape" information off websites (mailing addresses and names) for specific zip codes. 

Having troubles setting it up.. 

Anyone have best practices around sending mailings?

@Lamar George Hey Lamar, noticed you are in Tucson. I'm up in Phoenix, and working with a group of investors, whom I am wholesaling to. 

I'd enjoy hearing more about your marketing campaign that is generating properties. I am actually putting a campaign together now. I've created a sales and marketing funnel and now working on the lead gen ways to get properties in.

@Daniel Lehrman Welcome to BP! I read your story and I can relate, trying to get out of the 40 hour work week grind. I also moved to AZ and am trying to figure out the market.

Personally, I went to meetups to mingle with other real estate folks, some realtors others just investors. 

I joined a local mentorship program here to help get my start. This gave me access to cash buyers and much more experience then I had (most importantly experience in this market). 

I'll shoot you a colleague request, I'm interested in learning more about your day job as a financial advisor- currently seeking out an advisor in the Phoenix area.

@Eric Wilkerson Great story on how you got your start! I am also in the PHX area and getting into wholesaling. I work with a local group of investors who I find deals for, if the numbers work out, they pay cash.

@Steven Oneill Welcome to the BP, I am local to Phoenix as well. Recently, @Jacob Kaufmann and I met and teamed up to start wholesaling. 

Let either of us know if you would like us to bounce some of our experiences to you. 

My first tip for wholesaling (yes, I learned the hard way) find buyers first and get a clear criteria of what they are looking to buy- then go find properties that fit that criteria (reverse wholesaling). 

We have a list of cash buyers here in Phoenix, it is much easier finding deals knowing what you are looking for and knowing you can move them quickly.
