@Adrian Smude when you shop around do the banks require to check your credit before being able to give you numbers? What i have been coming across when shopping around is they want to pull my credit before they give any information. I have only allowed one credit hit this year so far and that was only to refi to turn my current mortgage to conventional. My next step is to get pre approved for another but how do I do this without a bunch of agencies hitting my credit?

thanks for the insight @Nicholas Armstrong. What type of fha was it? Sounds like you got an awesome deal! And when you drive for dollars and offer to buy their home its ok to do that with a loan approval is that correct?

@Brent Coombs maybe you can answer one more question that i cant seem to find the answer to. Say the value is $80000 and the bid stopped at $30000. So i  now have equity of $40000. Could I then take my title to any banks as long as i have good credit and borrow for a home equity line? It sounds easy and i would like to use that strategy but is it possible? Right now I am gaining information to learn my strategy.

I was looking at a property thats estimated value was 87000 but the asking price is $15000 for an auction. Does this mean that the auction is starting at $15000? I dont exactly know what value based bid is
