Hey All,

I'm purchasing a duplex in Columbus, which is fully rented. One of the tenants is Section 8. Just curious if anyone whose been in a similar situation has advice. I'm already following up with Columbus Metro Housing Authority. Just want to make sure I'm fully in compliance and don't let anything fall threw the cracks once I'm officially the landlord.

Like you, I'm Cali based and started looking out of state. Yes, the uncertainty of the economy/election/etc can feel daunting, but like others have said... you will never make money trying to time the market. (Go read @Lane Kawaoka's post above.)

I joined BP about 6 weeks ago or so. Happy to report that I'm under contract on my first property in Columbus, OH. Listen to @Steven Foster Wilson - it's an awesome market. It still allows for a blend of appreciation and cashflow (if you find the right deal).

And... if you need an agent, @Remington Lyman is your guy!

Everyone seems to have covered the red flags already. But will add that according to their site, they are a San Francisco-based company, but their (incomplete) phone number uses a Los Angeles area code.

Also, this blurb looks like it was written by a VA from another country: "Harmony Investments Ltd is one of the most trusted trade finance solution providers in USA"

Great find, Cody! While my focus is on Columbus, OH right now, I'm always looking for the right MF househack here in LA. Like you, I have a feeling it will be in LB / San Pedro or Boyle Heights.

@Account Closed - I second what Lee said. Developing on hillside in LA - especially for a first timer from out-of-state - will be far more costly and take far more time than you're imagining. There is a reason all those hillside lots are vacant and nobody has built there.

Thanks @Trampas Tanklage and @Collin Corrington! I haven't considered San Antonio, but I hear it's a great market. Will have to do some market research there.
