Who's had experience converting a SFH to duplex in LA? I'm looking at a 1000sf single family (two-story 2 bed/1.5 bath). What makes it challenge as SFH is that there is no parking. However, it's a block away from the metro and in a very walkable area.

There's an identical layout a few doors down, which was converted to a duplex years ago. It sold last year and would be a great exit comp. (There are 5 identical houses next to each other, none of which have parking.) The idea would be to copy that layout and create two 1/1 units - one upstairs, one downstairs. I've worked on flips, but never done a conversion like this.

@Trina N. Chacko - We are just putting the final touched on the front house rehab. Planning to have a renter by Nov 1.

Yep. @Charles Cooper Found a great duplex in San Pedro. It's a house hack for the next couple years. Then will move out and keep it as a full rental.

Hi @Colby Wise. I just purchased my first house hack in LA (after living here for 17 years, the last 10+ years spent in West Hollywood/Fairfax area). I think @Shiva Bhaskar has the right advice - since LA is so massive, ideally you'd want to spend some time getting to know the area before committing to a purchase. Right now because of Covid, there are loads of vacancies... or at least there are in my neighborhood. You might even be able to swing a short-term lease. Since you're coming from NYC, there shouldn't be sticker shock for you... you can def find something in the 3500-4000 range, if not a bit less.

@David Featherstone - Congrats man... this could be a great opportunity! I just picked up my first house hack - a duplex in South Bay. You potentially have a few options on the purchase, from traditional finance to seller finance. Where in LA is the property located? I'm happy to connect and walk through finding (correct) comps and acquisition strategies.
