SPAC's, interest bearing savings accounts, bonds, private stock offerings/bonds, be a private money lender for a flipper and securitize your investment with the real estate.

South Knoxville is were the young professionals, such yourself, are moving. As Jacob mentioned there are a lot of attractive things about this area (Ijams and the Urban Wilderness, 5mins from downtown, breweries, near UT for gamedays, larger lots, county taxes potentially, etc, etc). "SoKno" now also fetches some of the highest $/sf in Knoxville. Rivaling even our old money luxury neighborhood, Sequoyah Hills. So you'll need to stay in the small square footage to stay around $150k (think 700-1000sf rehabbed) but there is opportunity to buy houses that need work. Those small houses make great rentals and you should see strong appreciation and rent growth there to boot. 

SFR's are great, the most secure real estate asset to own imo. Consider a 2-4 unit as well though and live free from day 1. They are harder to find anymore but I got started with a duplex myself and it was a huge boon for my career and today is a cow. Real estate is about the long game, think 2-3 steps ahead with each decision, focus on the end goal, and you'll get where you want to be.

Curious to hear from anyone that has worked deals like this as well. I'd like to buy a 200-300 acre farm with the goal of the farm paying for the land. I'd love to turn a profit but if the farm were to break even while paying for my land I'd be satisfied. My family hasn't farmed in 3 generations so I'd need a farm manager to handle the day to day. Running beef cattle seems to be a good operation and prices have been up in recent years but that requires a lot of acreage. That's about as far as I've gotten on it but curious to hear insights from others.

Here in Knoxville plans do not have to be stamped so using a draftsman will be cheaper than hiring an architect. When spending the money on a full gut we will always optimize the floorplan to blend the old with the new. If it's an older house (pre-1950) then, imo, the goal is to capture the character and soul of the old house and blend it with modern amenities. Best of both worlds and that makes for a very easy sell on the backend. Good luck with the project.

The local REIA just changed ownership and is improving but I don't believe it is heavily frequented by any of the local players. I know some PML's, feel free to contact me and we can discuss it further.

The storage rebellion is a good source. He is on here. Stay away from the guys wanting to charge you 6 figures for their "secrets".

Jordan, I'd be careful of the intentions of people on this site. There are people out there that will ask you for $125,000 so they can show you the "secret" to investing in self storage. Be very wary of peoples true intentions around here. There is nothing wrong with spending some money on education and I am not saying anything specific about the people on this site. Just make sure you understand what you are getting for the money you spend if you choose that route.
