Sounds like you may have a professional tenant. I recently had to hire an attorney to get rid of someone who knows how to play the system.

Be careful and do everything by the book if possible.

I've learned in the past not to use truck and ladder guys. Use someone who has a office and operates like a business..

It's not always the cheap way to do things but it beats begging people to finish.  I do 4-5 flips per year and have built several new construction homes. It's babysitting adults but it comes with the territory.

Not all these guys are bad, I don't mean to imply that.. I've worked with some really good contractors over the years. Most start out with good intentions but then seem to really backslide after a few jobs..
