Have you looked in surrounding cities (Kyle, San Marcos)?

I'm aware the post is in regards to Austin, but if it's cash flow you want and not just Austin then you may have a better chance looking just outside of Austin.

@Alex Craig you're right on the money! I've been living in San Marcos for over 12 years now and have been an agent in the central Texas area for coming on 5 years now with an emphasis in investment property.  I work for a company that manages over 100 investment properties and I can tell you first hand it is very possible to cash flow out here.  I've gotten some of my investors in NEW CONSTRUCTION, warranties included, with 6% cap rates and cash flowing with the right amount down.  Ran the numbers on one just yesterday.  I love the growth of this area!

119ft long

I think the best build would be for a duplex and the lot allows you to build up to 2800sf. The neighbors across the street provide a solid comps for two 1400sf units with an ARV of about $470k each for a total ARV of $940k.

We are asking $325k for the lot.

Also, if your team is good at expanding square footage this deal looks really good for a SFR up to 2500-2800sf.

As always, first come first serve.

Contract details:

Option period up in 2 weeks

Close on May 2nd

Lease back up till June 2nd(giving her time to close on a place in S.A. and get moved - we don’t believe she will need this long)

It's been a while, hope all is well in life and business :)

It's 78704 just south of Oltorf in-between Congress and 1st st.  Great area although not the areas like Tarrytown that you prefer, but if you can lower your build cost to accommodate for the neighborhood then the returns look good.

Opening escrow later this afternoon and I'll send the details out.

Hello BP!

I'm working out the details on a contract for a scrape and build in south Austin 78704 and was curious as to what the builders in the area are paying $/sf for their new builds.  I will be wholesaling this deal so if your numbers match up with mine this could be a good opportunity for you in 04.
