Austin 78704 scrape and build
510 Sacramento Dr in 78704.
.16 acre lot (7092sf)
61ft frontage and back
119ft long
I think the best build would be for a duplex and the lot allows you to build up to 2800sf. The neighbors across the street provide a solid comps for two 1400sf units with an ARV of about $470k each for a total ARV of $940k.
We are asking $325k for the lot.
Also, if your team is good at expanding square footage this deal looks really good for a SFR up to 2500-2800sf.
As always, first come first serve.
Contract details:
Option period up in 2 weeks
Close on May 2nd
Lease back up till June 2nd(giving her time to close on a place in S.A. and get moved - we don’t believe she will need this long)
Run your numbers and let me know what you think. (lot pic below)
