How are you finding deals in the Austin area?  I have not found a single property that would outperform a municipal bond fund in a year of searching.

Have you looked in surrounding cities (Kyle, San Marcos)?

I'm aware the post is in regards to Austin, but if it's cash flow you want and not just Austin then you may have a better chance looking just outside of Austin.
