I have a niece in close to texarkana... I was told the rents were a little more depressed than Hillsboro.  As long as you know going in, you can do well.  We just got to buy'em right and find the right tenant.  LOL

You have to be careful around Whitney.  I do not bother with the WhiteBluff area at all.   Just finished a flip in Covington, (just down the road from Blum)  Made a decent profit.  I own one rental there, my brother owns 2 and our company owns 2 rentals, have a gun range we are foreclosing on, and a ruff house we owner financed over there. 

A person can make some money, in rentals, but hard to find right property to rehab and sell at correct return.

That said, I have an offer in on a rough house, that I am planning on using for a rental for myself over there.

Howdy folks, I am in Hillsboro, TX.   I wanted to give an idea of who I am too all of you on the site.

First off, I want to say thanks to my son for introducing me to the site.

I have been buying mainly tax foreclosure properties in my county and surrounding areas.  Which was a great way to get started.  Very little money in, sold at good prices on owner financing and later moved into mortgage foreclosures also.  

I was nickel and dimeing little tracts, when it caught my brothers attention.  We started getting better properties and my other brother wanted in also.  To make a long story short, we have pushed $30,000 into over a million in property value, in 15 years, with currently about half on notes and half rentals.  I tried to convince them of buying a Multifamily Unit, but they were unwilling to leverage into the project.  We later did buy one in Bryan TX, improved it and raised rents and was able to sell it at a great profit.  

I have 2 single family units and am always looking for another.  

I am willing to give advice, work with or give a hand on purchases.  Your welcome to contact me on here with any questions.

I would recommend looking at Loopnet.com..   Usually, the best deals are not listed here, but you can contact a Real Estate Broker, who may have other listings that might fit your criteria.  It worked for me in Texas.
