@RJ Reynolds thank you so much for your comment and I haven’t said anything about kids she was checking out the unit and mentioned it. The unit is very small and for 4 people especially the small children I’m not sure it will be enough room. Thanks again

Hello all,

 So I wanted to have an open discussion of my current situation. I have multifamily unit and I am currently looking for a tenant. I have the price at a reasonable price and I came across this one female who has great income and job history. I am currently waiting for her POR so I can just ask a few questions from her previous landlord. My issue is that it is a 1 bedroom and she wants to move in with 3 kids under 7. I just want to hear some suggestions and opinions and options. I am very new to real estate investing so hearing what I should do would be great

Hello All I have a similar question 

I have a one bedroom I am renting out and the female told me last minute she cannot move in so I am trying to decide to rent to this other female meets the requirements but has 3 kids. I guess my question is, is this alright to make this decision?

What do you all think?

So I recently bought my first unit and it was through FHA and I recently try to get my renter's license to properly rent out to tenants and to my surprising the state sent back that I had to zone it because it was not zoned to begin with. So I guess my question was how do I or what's the best way to zone it. I was doing some research and it looks like I have to draw the layout concisely and so much more but i needed some more information to go ahead with the process

I just a few general questions and or comments about what I am currently doing at the moment. So I recently got the approval of the loan and I did a small amount of around 100,000 although that's not much it's a start. So I'm just looking to be in a nice area and look at a duplex with not much renovations on the house I know I am probably looking for a bit much with such low amount but I just feel it's some hidden Gems out there but I feel I have the worst real estate agent who's sending me nothing on the weekly basis and also if she sends me anything it's occupied. I would like some tips on where I can find some semi-great locations and also a possibility of real estate agents that may be able to help. I am in the Philadelphia area willing to move in surrounding areas as well Thank you
