I agree with Ned above.
Here is what I understand. You have foung a empty house.
You have found the owner that lives somewhere else.
It is not clear to me why he owns it but he does.
He says,"Just let it go to tax sale. I don't care what happens"
If I have the situation correct. You need to get back with him and ask him,"If I gave you $5000, would you sale the house to me today right now this very minute." If he says yes, run to a title company and close this deal. If he says No, ask him how much would you have to give him to buy it right now today.

If his price is reasonable, buy it. If you are paying cash, you can close in three days. Don't overcomplicate this simple deal.

Susan, Don't confuse having a real estate license with being a Realtor. In Florida, about half the licensed real estate agents have chosen to join the Association of Realtors. This costs about a thousand dollars. It only costs $115 to get a Florida real estate broker's license.
In Florida ( I suspect this is true in Virgina ) if you are managing property for others, you need a real estate license. If you don't have one you are violating the law.

Call a local real estate school. They will be happy to advise you.

Yes, prowling around empty houses can be dangerous. I always yell out when I go in an empty house," ITS THE REAL ESTATE MAN" I don't want to sneak up and surprise anyone. I did this once. I stumbled over a homeless guy that was sleeping. He was startled. I was startled.

In Florida, you can get a permit and carry a gun. If you do, be super careful. Pepper Spray might be a less dangerous choice. I assume you have heard of George Zimmerman. I would not want to have his problems. Pepper spray would have solved the problem and he would not be on trail for murder. If trouble comes your way, all you need is to get away. I sell pepper spray in my classroom. I sell twice as much in broker classes than I do in pre license classes. I believe that is because the students have been on the streets for several years and are aware of the danger.

I think a bigger problem than physical violence is con men. My students have told plenty of stories about con games perpetuated againest real estate agents. Anything that sounds to good to be true is probably not true. Be safe. Be prepared.

Welcome to Bigger Pockets. Two of my kids have degrees from Rollins. I am certain you have a bright future ahead. What a wonderful place to be, Orlando, Florida. I posted a video on You Tube last year in April 2012 about why someone should invest in Orlando. In this video, I mentioned that an average house in Orlando was $110,000. This was true in April 2012. In April, 2013, I had an appraiser in one of my real estate classes. He told me an average house in Orlando in April 2013 is $161,000. This is the place. Now is the time. Good luck to you

If some Realtor had my escrow deposit, I would start by demanding by U.S. mail that they return it to me. Then I would turn in a complaint to the Florida Department of Business and Professional Regulation. That is the people that issue Florida real estate licenses. I am sure there is an equvalent in your state. It is funny how quickly real estate agents respond to Mr. Investigator.

Natasha and anyone else that is looking for a mentor

When the student is ready the teacher will appear. This is a 1000 year old Zen proverb. It is true. When the student is ready. Many students never get ready.

When I was young I had many mentors. One of them was a man named Henry. The story in this article is thirty five years old. This is not all that Henry taught me. Henry taught me how to sell. Why did he do this? He did it because he liked me. Why did he like me? He liked me because I was ready. I was ready. Henry appeared. Henry and thousand of other mentors want to teach you. People that know love to teach. They don't like to teach to people that don't want to learn. If Henry told me to "blow em out" and I didn't blow em out, how long is Henry going to continue to teach me.

Jesus told the lepers to go bath in the River Jordan. How many of them went and bathed in the river? I have met young people that ask me how can I learn to sell. I tell them to go read Og Mandino's book,"The Greatest Salesman In The World". The next time I see them I ask ,"Have you read "Greatest Saleman" yet? No. Why would I have any further advice for that student? Thy are not ready.

When I was in my twenties, I joined Toastmasters. That is a club to teach people to be better speakers and presenters. There I met a man named Arnold. He was an excellent speaker. He was about thirty years older than me. He was a Dale Carnegie instructor. He taught me a mountain of education about how to be a better speaker. Why? Because I was ready.

When I started buying houses in the eighties, I met an old Realtor named Bob. Bob had been buying houses since the early sixties. He knew a lot of things about buying and tennants. He happily shared his knowledge with me. I was ready. He could tell I was ready. He could tell because when he told me to try something, I would try it.

Mentors are looking for you if you are ready. If you can't find a mentor, start studying. A mentor will appear when you are ready.

It is not about altruism. People that know like to teach but not to people that are not ready to learn. When I was fifteen, I worked on a farm loading watermelons. My job was to walk along next to a truck and throw the watermelons to a man that was on top of the truck. He would gently place the watermelons in a stack on the truck. As I got tired, I might not throw the watermelons as high as I should. This would cause the man on the top of the truck to have to reach down for the watermelon. The man on top of the truck is not going to reach down. If he does, it might make him fall or it will tire him very quickly. He will just let that watermelon fall back on my head. It only takes about two watermelons on your head to learn to throw the melons high enough. The student is the thrower on the ground. The teacher is the man on top of the truck. Don't expect the teacher to expend any effort to teach you. Throw the melons high enough.

How do you do that? Let the teacher know that you want to learn. When the teacher says, "Read this book.", read it

When you are ready, a teacher will appear.

You are currently in the Air Force and retiring in eight years. You don't know where to begin. Here is a suggestion for you. Get your Florida real estate license. Start studying Veteran Administration loans. Quickly become an expert in in VA loans. You will always be surrounded by prospects.

In most Military towns, most Realtors don't take the time to and trouble to understand VA loans. Any Realtor that does understand VA loans has plenty of prospects. Many military people and many Realtors don't know that you can buy a house with a VA loan with absolutely no money down, a hundred per cent loan. Have you bought a house with your VA elgibility yet? If not, get started. You can buy up to a $417,000 house with a VA loan. Many people believe that they can only use their VA elgibility once. This is not true.

It would not take you long to become a VA expert Realtor. You would quickly become the go to guy in whatever military town you are in.

In Florida, the Department of Business and Professional Regulation will waive the $105 fee to apply fo a Florida real estate license from a recently discharged veteran. I am not sure about active duty. Here is the DBPR's website www.myfloridalicense.com

Selling real estate part time while you finish your military career is a wonderful source of cash flow. It is also a great way to learn about real estate without making expensive mistakes.

Have you read Gary Keller's book,"The Millionaire Real Estate Investor"? It is a great book about transitioning from an agent selling houses for commission to owning real estate for cash flow.

Ed You started by saying that you know little or nothing about SEO and ended by asking for some good advice. You must You must You must understand Seo. Everyone goes to the internet to look for what they are looking for. If someone puts in best Realtor in Hattiesburg , are you on page one of Google? The answer to this question has to be yes. You can not hire someone to do this. That is like hiring someone to go to the gym for you.
I started three years ago learning about SEO. I have never spent a penny. Maybe I could spend some money on courses and education and learn faster. Google "Real Estate School in Orlando, Florida". Three years ago, I was on page fourteen of Google. Today I am at the top of the list.

Are you on You Tube? Why not. If you are a Realtor, take your camera and sit and make some movies that a person that is looking to invest in Hattiesburg would be interested in watching.

Google owns You Tube. Post fifty movies. It will increase your Google juice. Do you really want some advice?

Are you blogging? Is your phone ringing? If your phone if not ringing, start blogging. Put a link to your website in every blog. Where to start blogging? How about right here at Bigger Pockets. Every question you hear every day is a blog title. Do you want a few suggestions?

If you don't have time to learn about SEO, send me $4600 and I will go to the gym for you every day. Spend that free time studying SEO and writing blogs. When Mr. Customer puts into Google "Realtor In Hattiesburg", you will come up. Do you know who comes up now?

Find out. Three years ago I canceled pay per click. Organic works better. It is only as slow as you make it . It is like calling expireds, if you call one a day, it doesn't work well. If you call ten a day, it is a miracle.
