Dallin It looks like a good plan to me. Instead of funding your real estate future with nursing, consider a career as a Realtor. Ther is no legal way that you can "claim" this house. Why don't you concentrate on finding the living heirs and buying the house from them. Send another letter to the widow and tell her you want to buy it. Please call . Send a letter to whatever address you have for several weeks. Heirs have to grieve. Owning an empty house is part of the grieving process. When the heirs are ready, there is your monthly letter showing up in the mail.

Have you read the "contract for deed"?
Is the "contract for deed" recorded in the public records?
Why would you want to pay off the "contract for deed"?
Would the contract holder accept a substantial discount if you paid them off now?
Does the rent cover the payments and expenses?

Here is a novel idea. Ask the next door neighbor. Leave your card and ask them to give it to the owners if they talk to them. If it is a empty house, leave a note on the door that says,"If you are interested in selling, call me". I have found lots of heirs with that simple method. Often the neoghbors know what city they have moved to.

I think you will find having a real estate license very helpful to investing. In Orlando, there are many real estate brokers where you can put your license with them and when you sell a house, they give you 100% of the commission. You can be a member of the MLS and have MLS access and multilox keys. That makes looking at houses much easier.

In Florida, you have to be a sales associate for two years before you can be a broker. Getting to be a real estate broker is super convenient. Then you do everything your way.

Jan, welcome to Bigger Pockets. I think you are heading in a right direction by getting your real estate license. You will more bargains while you are looking for listing than you have time to buy.

If you need any help with the math on your real estate test, I have free videos posted on You Tube that will help you with pro rations, per cent of profit, commissions, amortizations. I have no idea about the Maryland test but all of this is on the Florida test. Math is universal.
